If I had a dollar for every Townsville homeowner who’s called us in the past couple of years asking some version of “why is my driveway cracking?”, I could put a serious dent in my next fuel bill. It’s the single most common question we get on the phone, and the honest short answer is almost always the same — but the “why” behind the answer is the interesting part. We finished a job in Kirwan a couple of weeks back that ran through the pattern from start to finish. The clients had a driveway that had been developing cracks for about four years, watched the cracks get worse each wet season, and finally called us in when a big section near the kerb had started dropping. We tore it up, worked out exactly what had failed and why, and replaced it with a driveway designed to actually cope with Townsville conditions. Here’s what we found — and if your own driveway is telling the same story, this will probably explain why.

The Kirwan call-out

The clients had bought their Kirwan home about seven years ago — a tidy 1990s brick-and-tile family home a couple of streets in from the Ross River corridor. The original driveway had been on the property when they moved in, and it had cracked within a year of them buying it. Every wet season since, the cracks had opened wider. By the time they called us in, they had three long diagonal cracks running from the kerb to the carport, plus a visible drop of about 15mm along one edge where the slab had settled. They’d been quoted for a resurfacing job by another concreter — pour a new topping compound over the cracked slab and reseal. My honest answer, before we’d even dug into it, was that a resurface wouldn’t get them past two more wet seasons.

The short answer to why driveways crack in Townsville

Every Townsville homeowner deserves the honest short answer up front. Concrete driveways in our region crack for a small number of specific reasons: inadequate sub-base preparation for our soils, insufficient reinforcement for the loads the slab has to carry, missing or inadequate control jointing, poor drainage design that lets wet-season storm water saturate the sub-base, or thermal expansion damage from our extreme surface temperatures. The Dry Tropics climate doesn’t cause cracks by itself — it just accelerates cracks the underlying problems were always going to cause. If your driveway is developing cracks within five years of a new pour, one or more of those five issues is almost certainly the reason. On this Kirwan job, we found three of the five.

What we found when we tore it up

Day one was demolition. The old driveway came up in chunks and told the story in one look. First, the sub-base underneath was thin — about 60mm of loose sandy fill sitting on the natural clay soil the block sat on, with no proper compacted road base at all. Second, the slab itself was only about 85mm thick where it should have been at least 125mm for a residential driveway on our soil profile, and the mesh reinforcement was sitting on the bottom of the slab rather than mid-depth where it does its job. Third, the drainage was working against the slab — the natural fall of the block took storm water directly under the driveway and into the sub-base, which had been slowly softening and displacing the loose fill for years. The settled section near the kerb was where the sub-base had lost enough material to give up. Three of the classic causes, compounding.

Why Townsville soils and climate make cracking worse

Townsville is a punishing environment for concrete driveways, and it’s worth understanding why. Our surface temperatures on dark concrete regularly hit 60°C+ through summer — that thermal expansion, cycling every day, builds enormous stress into any slab that doesn’t have proper joints to shed it. Our wet season doesn’t rain like most of Australia rains — it dumps volumes of water in hours that would take weeks anywhere else, and it’s very good at finding weaknesses in drainage design. Many Townsville blocks sit on reactive or semi-reactive clay soils that swell dramatically when wet and shrink when dry, cycling the sub-base up and down through the year. A properly engineered Townsville driveway is designed to cope with all three of these — thermal stress, seasonal moisture, and soil movement. A bare-minimum builder’s driveway isn’t, and it usually shows within five years.

The other common causes we see

Beyond the big five, a few other repeat offenders. Downpipes discharging directly against the driveway edge, saturating the sub-base along one side. Landscape irrigation running along the driveway edge, doing the same job slowly. Tree roots from mature figs or poincianas lifting a slab corner. Vehicles heavier than what the slab was designed for — caravans or work trailers parked in the same spot for years. Concrete poured in the wrong wet-season window without proper protection during cure. And, of course, control joints missing or spaced too far apart, meaning the slab has nowhere to shed thermal stress and cracks itself somewhere random instead. Any Townsville driveway that’s failing usually has two or three of these compounding at once.

Why a resurface wasn’t going to fix it

The other concreter’s quote had been a resurfacing — a thin new layer poured over the top of the cracked slab. On a driveway with no underlying sub-base problem, that approach can buy years. On a driveway with a compromised sub-base and drainage that’s working against it, it buys about two wet seasons. Any movement in the original slab telegraphs straight through into the new layer. The new layer cracks along exactly the same lines. The settlement continues underneath. Two years from now, the client would be paying for a third repair on a driveway that keeps failing for the same underlying reason. Fixing the visible symptom while ignoring the actual cause is one of the most expensive things a homeowner can do in concreting — you spend once for the patch, then again for the proper fix.

What we did differently on the Kirwan re-do

Full excavation down to firm subgrade. 200mm of compacted DGB20 road base laid in two vibrating-plate layers. Heavy-duty vapour barrier across the entire prepared bed. Properly designed drainage — a 1:80 crown across the driveway width, a 1:100 fall along the length toward the street, plus a discreet ag drain along the uphill side of the driveway to intercept and redirect the storm water that had been overwhelming the sub-base. 125mm slab thickness with SL92 mesh (heavier than the SL82 minimum on stable-soil residential blocks). Saw-cut control joints at 3m intervals across the driveway width — the slab has to have somewhere to shed its thermal stress and if you don’t give it planned joints it will make its own random ones. Proper expansion joints wherever the new concrete met the kerb, the carport slab and the front step. How to spot the warning signs early

If you’d rather catch a driveway problem before it needs a full replacement, here’s what to look for. Fine hairline cracks that appeared in the first two years are usually cure-related and stable — not usually an emergency. Cracks that keep opening wider between wet and dry seasons are a sub-base movement signal. Cracks running along consistent diagonal lines usually mean thermal stress that should have been shed at a control joint. A driveway that visibly drops along one edge is a sub-base failure in progress. Water pooling on the driveway or against its edges after rain is a drainage issue that will eventually cause cracks if it hasn’t already. Any of these warrant a proper inspection well before the next wet season.

What a properly built Townsville driveway costs in time

Homeowners often ask why the properly-engineered quote is higher than the bargain quote. It’s not really the concrete cost that differs — it’s the days spent on proper sub-base prep, the extra tonnes of road base, the heavier reinforcement, the drainage work, the vapour barrier, the extra jointing time, the site-specific engineering. All the boring, invisible parts. The cheap quote is cheap because it skips those things. It also lasts a fraction as long. Across a 30-year period the maths always favours doing it once, properly.
